Per-room hardware, built up by what each room needs — start with the keycard replacement, then add lighting by the loop. Shared infrastructure is amortised across the building.
Build your room
Configure the building, room type by room type.
Add a room type for every distinct setup in the building — studio, suite, villa, whatever you call it — and dial in its own power monitoring, HVAC system and lighting/curtain loops. The occupancy sensor and shared gateway are always included; the wireless gateway is amortised across every room in the building.

- Gateway — one per ~30 rooms; folded into the per-room core at $505 ÷ 30 ≈ $16.83/room, across the whole building regardless of room type mix.
- Energy meters — depend on the HVAC plant: Daikin / VRF need 1 per 12 rooms on that specific system; a chiller (2- or 4-pipe fan coil) needs 6 for the whole building, shared across every room type on a chiller plant. Split / AC-IR systems are metered by the RIU, so no meter is required.
- Energy monitoring is built into the Room Interface Unit — the separate CT-clamp Energy Monitor is only for special cases.
- Curtain Controller — each unit connects up to 4 curtain motors/switches. The number of curtains to control per room is rounded up to the nearest multiple of 4 to determine how many $131 controllers that room type needs.
- Room Interface Unit is optional, chosen per room type — if a room type doesn’t want relays tied into the distribution board for power monitoring/cut-off, it can be dropped from that room type’s build. This also removes key-card takeover; a standalone Entrance Door Sensor (the same part as the balcony door sensor) is added automatically in its place for entry sensing, and (on AC-IR systems only) energy metering is lost entirely for that room type.
