Tropical Climate, Year-Round Cooling Demand

Located on the northern coast of Phuket, Anantara Vacation Club Mai Khao Phuket operates in one of Southeast Asia's most consistently warm and humid climates. With average temperatures above 30°C for most of the year, air conditioning runs virtually around the clock, making HVAC the single largest driver of the resort's energy consumption.

The property's 151 keys include 93 spacious two-bedroom pool villas, each with multiple split-system VRV/VRF air conditioning units. The villa format, with larger floor areas and multiple cooling zones per key, compounds the energy challenge compared to a conventional hotel room. Guests expect seamless climate control at all times, leaving little room for manual energy interventions without risking guest satisfaction.

The resort's leadership sought a technology partner that could deliver meaningful energy reductions while preserving the premium guest experience that the Anantara brand is known for, with a clear and measurable return on investment.

The Solution

SmartREM by SensorFlow

SensorFlow deployed its SmartREM (Smart Room Energy Management) system across all 151 keys under a fixed, predictable commercial model with a clear return on investment.

Each room and villa was fitted with SensorFlow's wireless IoT sensor suite: occupancy sensors, door and window sensors, and smart thermostat controllers that communicate with SensorFlow's cloud-based AI automation engine. The system continuously monitors room conditions and guest presence, automatically adjusting HVAC setpoints and operating modes to optimise energy use without manual intervention.

Because the property is not humidity-sensitive, SensorFlow configured all rooms to operate on SuperSave automation mode (full AC shut-off when rooms are unoccupied) from the outset, maximising energy savings potential. The resort team also developed in-house capability for self-maintenance of the sensor network.

Anantara Vacation Club Mai Khao Phuket completed a successful integration in February 2024. A SensorFlow integration involves installing two units of each room type to calibrate system functionality and validate promised savings targets, all at SensorFlow's own cost. This process showcases confidence in the system while giving the client full visibility into expected results before committing to a property-wide rollout. Following this, a full, non-invasive, wireless installation across the property was completed in August 2024, with no disruption to resort operations or guest stays. The property then went live beginning 5 September 2024, marking the start of live energy monitoring and automated savings.

The SensorFlow dashboard provides the resort's engineering and management teams with real-time visibility into energy consumption, automation performance, and system health across every key. This transparency enabled the team to quickly identify and resolve issues independently.

Monthly savings naturally fluctuate based on weather conditions, guest behaviour patterns, room occupancy, setpoint limitation, and the daily automation window configured for the property. When guests spend more time away from their rooms and automation runs across a wider daily window, SmartREM has greater opportunity to activate SuperSave mode, which initiates full AC shut-off in unoccupied rooms. Savings are also supported by setpoint limitation, which helps prevent excessive cooling when guests select very low temperatures by keeping the AC within the property's approved temperature range. The 28% average reflects consistent, sustained performance across varying seasonal and operational conditions.

In early 2026, Anantara Vacation Club Mai Khao Phuket piloted SensorFlow's new Adaptive Occupancy Detection feature, which dynamically adjusts automation parameters based on real-time occupancy patterns. The pilot delivered a 16.5% increase in automation hours and approximately $850 in additional monthly savings for the property. Based on these results, the property has committed to a full rollout across all 151 keys.
